How do I arrange a mortgage or loan?

I have already approached my bank and been turned down, can you help?

Each lender will have their own criteria, just because one bank has said no does not necessarily mean that they will all take the same view.

 

If I have previous credit problems, can you help?

There are many solutions now available not readily accessible via high street banks and building societies. As a result, there are a number of lenders who will help those with adverse credit or unusual circumstances and the best way to access these is via a broker such as Innovate Mortgages and Loans.

 

Do you charge any fees?

Other than for second charge loans we charge a fee of £345 for a standard residential mortgage and up to £495 for right to buy / adverse credit or buy to let; all charged on submission of a loan or mortgage application to one of our lender panel. All initial discussions are free of charge.

 

How much can I borrow?

We will be able to assess how much you can borrow once we have carried out an initial discussion with you.

 

Which lenders do you work with?

We are able to access a variety of lenders including high street lenders, banks, building societies and specialist loan companies which are not available direct to the public. As such we can offer a wide choice of potential borrowing solutions for our customers.

 

How do I make a complaint?

If you wish to register a complaint, please write to or telephone us. A summary of our internal complaints handling procedures for the reasonable and prompt handling of complaints is available on request and if you cannot settle your complaint with us, you may be entitled to refer it to the Financial Ombudsman Service at www.financial-ombudsman.org.uk or by contacting them on: 0800 0234567.
